I first became a property manager in February 2016 and being new to this industry with no previous experience have had to seek advice in regards to all aspects of property managing in Queensland as matters have arisen beyond my capability and experience.
I first met Danielle Sullivan at an Arama function in late 2016. At the time Danielle organised a monthly lunch for Northside Managers and was also involved with Arama and has been involved in the Property Managing industry in Queensland for 6 years.
Since meeting Danielle I have sought her advice on many occasions when matters have arisen beyond my knowledge. I have always found her to have a vast knowledge and understanding of the Queensland Property Managing laws and regulations.
Danielle has always willingly provided me with sound, impartial and just advice when these matters have arisen and on the rare occasion has sought the answer to my questions from other people within the industry.
I have always found Danielle to display a high professional standard, competence, efficiency, discretion, and integrity and to conduct herself with these attributes at all times.
I have engaged Danielle on occasions to be relief manager of my complex when I have been on holidays. Danielle performed the following duties whilst engaged in this position.
I am indebted to Danielle on many occasions for guiding me on the right path to providing a high quality service to owners, tenants and the Body Corporate of my complex.

I am the Chairperson and Treasurer of the Body Corporate for the Grove On Gawler Town House complex, Gawler Crescent, Bracken Ridge, Brisbane. I have held these positions since the beginning of the Body Corporate Committee at this complex in 2008 and I am an original owner investor in this complex. I have known Danielle Sullivan for the past 6 years through my direct role as Chairperson for the Grove On Gawler and her role at the Unit Manger and Body Corporate representative at this complex.
I can say with great confidence, that Danielle performs her role with passion, professionalism and sound knowledge as Unit Manager and Caretaker of the Grove on Gawler. Danielle is a great communicator, and as my property manager, I have always been confident that she will take care of all that is needed on the ground, in her dealings with contractors onsite, in her ability to tame a disgruntled tenant and to communicate her actions to all committee members and owners within the Grove on Gawler complex. Our Body Corporate meetings are always presented with well-researched information that’s easily understood and acknowledged by the Committee.
In our recent dealings with an insurance claim through the QBBC due to subsidence and building defects, which is to date valued at almost $1.5M, Danielle has meticulously worked her way through all the legislation, insurance law, Work Health & Safety legislation and liaised constantly with representatives from QBBC to obtain a most positive outcome for the complex. The numerous tradespersons she has had to deal with during this process and the way she has gone about her role as the liaison between all parties is certainly a credit to her hard work.
Although there are many, one trait that stands out with Danielle is her hands on approach to her role. Together with her husband, Tim Sullivan, they freely give their time well beyond what is expected, managing all aspects of the complex, including the gardens, the lawns, general maintenance and the pool area, and always looking for the most cost effective options for the Body Corporate and all the owners. As Chairperson, it’s certainly a pleasure to have Danielle and Tim on our team.
I have been made aware that Danielle is making application to become a Committee Member of the ARAMA – Brisbane Branch. I have no doubt that she would be a valuable hard working member of this committee given her high work ethic and dedication to her current role. I strongly recommend her to this position.
